Housing Stock
San Bernardino is a fairly large city, as well as fairly old. Single family detached homes are the main housing stock here, although most homes you will find are two decades old or more. Many are of average size, with San Bernardino lacking the wealth that makes the larger homes in some California towns possible.
If you like the idea of downtown living, there are condo units available in scattered locations throughout the city. However, if you're looking for the modern appeal provided by Toronto lofts and apartments in other major cities, you may want to look in a nearby town as developments in San Bernardino lag far behind much of the rest of the Inland Empire.
Home Values
The city is certainly one of the illustrations of how the real estate crash has affected the state of California. Most homes are sold for between $90,000 and $140,000 here, down at least $100,000 on average since 2007.
That doesn't bode well for those thinking about selling again in a few months, but for people really interested in moving south and shocked by the prices they see in the Mississauga listings, some of this real estate can seem like a steal.
Neighborhoods
Although both are located next to substantially undeveloped areas, there are few similarities between San Bernardino and Port Perry real estate. On the whole San Bernardino is the definition of a medium sized, west coast, rough American city.
When we say rough, what we mean is unsafe. Most of the city is downright dangerous, and not a place where someone would want to relocate their family to after putting their homes for sale in Lorne Park. Gangs and gang violence and crime are a big problem throughout the downtown area as well as to the south and east.
The one exception in this general rule is the northern part of San Bernardino. This is where California State University's campus in the city is located, and it provides a good buffer between the safe and unsafe parts of the city. The five neighborhoods in the north of the city are considered relatively safe, with Northlands itself being the most sought after center in the city for the upwardly mobile. Prices reflect this trend, although even in the north houses rarely sell for much more than $200,000.
